Landlord Rights
Landlords also have the right to expect residents to keep up with certain agreements, such as their leases and written park rules. All residents have the responsibility to:
- Follow all local ordinances and state laws related to mobile homes and mobile home lots
- Ensure that, while on park premises, their conduct, the conduct of anyone they lease their home to, and the conduct of any of their guests, doesn’t:
- Unreasonably endanger the life of the landlord or anyone else in the park
- Amount to willful property damage or destruction
- Materially harm or threaten real or personal property or the health, safety, or welfare of individuals or animals, including pets
- Pay their rent on time and in the amount stated in their rental agreement
- Pay rent increases, if they were done legally
- Follow all reasonable, written park rules and regulations
- Keep their lot clean and do routine lawn or yard maintenance (landlords are responsible for tree maintenance or major landscaping projects)
- Ensure any lease of their home or long-term guest stay follows the rules
- Notify the landlord if they intend to sell their home as required by their lease or park rules
- Tell any prospective home buyers they must apply and be approved for tenancy by the landlord before they can live in the park
Landlords have the right to file a complaint with the Mobile Home Park Oversight Program.
