The Emergency Mortgage Assistance Program
Emergency Mortgage Assistance Program (EMAP) is accepting applications. EMAP was created as a temporary, time-limited response to the unprecedented COVID-19 pandemic and the economic hardship it created for many households.
If you are approaching or have exceeded $30,000 in default payments on your mortgage, please contact your mortgage company directly to apply for loss mitigation.
The Emergency Mortgage Assistance Program (EMAP) is open and will continue accepting applications until funds are exhausted.
If you are facing foreclosure, please contact the CARE Center by phone or text at 720-356-0174, by email at info@carecenter.us, or through chat at https://cedproject.org, Monday through Friday from 8:30 a.m. to 5:30 p.m. As part of your application, you will be asked to provide documentation related to your foreclosure.
Individuals and households that have already submitted an application for mortgage assistance will continue to have their applications processed.

To qualify for assistance from EMAP, homeowners must complete an application and demonstrate that they:
EMAP is designed to help eligible Colorado homeowners keep their homes by assisting with:
Households are eligible for a maximum of $40,000 in one-time assistance, but the full $40,000 is not guaranteed for all cases.
DOLA’s Division of Housing will continue accepting applications until sufficient applications have been received and funds are expected to be expended.
The funds for the program must be spent by September 2026.
If you need mortgage assistance, we encourage you to submit an application with us in addition to contacting your mortgage company. Since our assistance is not guaranteed, we also recommend discussing loss mitigation or other loan modification options directly with your lender.
You might also find it beneficial to speak with a HUD-approved Housing Counselor. A HUD-approved housing counselor is specially trained and certified by the government to help you assess your financial situation, evaluate options if you are having trouble paying your mortgage loan, and make a plan to get you help with your mortgage. The State of Colorado has partnered with several nonprofit organizations to provide mortgage assistance. One of those nonprofits will review your application, reach out for additional information if needed, and process your payment. Please respond promptly if you are contacted by representatives from one of our nonprofit partners. We will review cases in the order they are submitted, and we will process as quickly as we can. We will expedite applications in the event that an applicant is in imminent risk of foreclosure.
