CERA Eligibility
Program Details
You may be eligible for emergency rental assistance if all of the following are true:
- You rent your primary residence (such as apartment, home, mobile home, or mobile home lot rent) and must have a valid lease within the state of Colorado.
- Your household must be at or below 60% of the Area Median Income (AMI) for your county of residence.
- Applicants must not have received State-administered rental assistance from any of the following programs within the last 24 months: the Colorado Emergency Rental Assistance program (CERA), the Emergency Rental Assistance Program (ERAP), the Temporary Rental Assistance Grant (TRAG), or the Emergency Mortgage Assistance Program (EMAP lot rent).
- Your household must be past-due on rent and have one of the following active documents related to eviction due to nonpayment of rent. Refer to these documentation examples to determine what some of the documents above look like.
- A demand for rent
- An eviction notice/court summons
- A stipulation
- A writ of restitution
- A sheriff’s notice
- Mediation documentation
- Payment plan documentation (as established by HB25-1168)
- You have experienced a significant life event that has negatively affected your ability to pay rent. These events may include but are not limited to:
- Healthcare-related events, including mental health issues.
- Loss or reduction of income.
- Bereavement and/or hardship due to a death in the family.
- Need to vacate the residence due to domestic abuse.
- Encounter with substantial unexpected expenses, such as car repairs.
